Mini-Splits for Home Additions or Garages
The addition’s framed, drywall’s going up, and somebody finally asks how the room is supposed to stay warm in January. Or you’ve spent two winters out in a 38-degree shop with a kerosene heater and you’re done pretending that’s fine. Either way, the first instinct is to extend the existing ductwork. That’s usually the wrong move.
Your furnace was sized for the house you used to have
Every furnace and air handler in Newark was sized for a specific square footage, and that load calculation didn’t include the 400 square feet you just added. Tap into the trunk line and you’re not adding capacity you’re dividing what you already had. I’ve walked into plenty of homes where the new bonus room sat at 62 degrees and the back bedrooms, which used to be perfectly comfortable, suddenly weren’t.
The older split-levels and ranches around Newark make it worse. A lot of them ran undersized returns from day one, so static pressure is already high before anyone cuts in a new supply.
There are exceptions. Small three-season room, wall that already has a trunk line behind it, equipment with real headroom left that can work. Have someone run the numbers instead of guessing.
Why garages need their own system
Attached garages can’t just get a supply register off the house system. The residential code Delaware follows requires any duct running through that space to be minimum 26-gauge sheet steel with no openings into it, which is a fire and carbon monoxide separation rule, and inspectors do look for it. Detached garages are off the table entirely.
That leaves a standalone unit, and a mini-split is the cleanest version. One three-inch hole through the block, a line set, and a small condenser on a pad or a wall bracket.
Here’s the honest caveat: if you’re still running the overhead door up and down twenty times a day, nothing is going to hold temperature in there. Mini-splits earn their keep in garages that function as rooms, not parking spots.
Sizing and insulation decide whether you like the result
Bigger isn’t safer. An oversized head satisfies the thermostat fast and shuts off before it’s pulled any moisture out of the air, and in Newark that matters more than most places our July dew points sit in the low 70s for weeks at a stretch. A clammy 72 feels worse than a dry 76.
The other half of the equation is the envelope. Most detached shops around here have an uninsulated steel overhead door and bare block walls sitting on a slab with no perimeter insulation. Hang a 12,000 BTU head on that and you’ll still lose the fight in February.
Insulated door panels and batt in the stud bays usually cost less than upsizing equipment, and they let you buy a smaller unit. Do that part first. Nobody’s excited about it.
Permits, cold weather, and what install day actually looks like
Mechanical work here needs a permit pulled through the city, and your contractor handles that, not you. If someone offers to skip it to save you a couple hundred bucks, take that as information about everything else they plan to do.
On heating: our winter design temperature runs around the mid-teens, and standard heat pumps start shedding serious capacity below freezing. Ask specifically for a cold-climate model. Manufacturers label them, usually with “hyper heat” or something similar, and rate output down to well below zero.
A single-zone install is typically a four-to-eight hour day for a two-man crew. Multi-zone with long line runs can push into a second day.
Plan it before the walls close

Will a mini-split really heat my shop through a Delaware winter?
A cold-climate model will. We rarely drop below zero here, and those units hold usable output past that point. A builder-grade, standard-efficiency unit is the one that’ll disappoint you during the first hard cold snap in January.
Do I actually need a permit for this?
Yes, and your installer pulls it. Beyond the inspection itself, it protects your warranty several manufacturers ask for proof of licensed installation before they’ll honor a compressor claim five years down the road.
Can one outdoor unit run the addition and the shop both?
It can. Multi-zone condensers handle two to five indoor heads, which covers most home additions plus a second space. The catch: the compressor sizes to total load, so it’ll short-cycle when only one small head is calling.
How bad does the outside part look?
Smaller than an AC condenser roughly carry-on suitcase size for a single zone. Most people wall-mount it off a side or rear elevation. The line set gets covered with a paintable plastic chase that reads as a downspout from the curb.
Is it worth it for a space I only use on weekends?
Sometimes. Garages set up as gyms or woodshops make sense, since you heat them only when you’re out there and they come up to temperature in fifteen minutes. Garages full of boxes and a car usually don’t justify the spend.
Price the comfort side before you close the walls up. It’s a lot cheaper than solving it in February.
